The Q at Parkside

(for those for whom the Parkside Q is their hometrain)

News and Nonsense from the Brooklyn neighborhood of Lefferts and environs, or more specifically a neighborhood once known as Melrose Park. Sometimes called Lefferts Gardens. Or Prospect-Lefferts Gardens. Or PLG. Or North Flatbush. Or Caledonia (west of Ocean). Or West Pigtown. Across From Park Slope. Under Crown Heights. Near Drummer's Grove. The Side of the Park With the McDonalds. Jackie Robinson Town. Home of Lefferts Manor. West Wingate. Near Kings County Hospital. Or if you're coming from the airport in taxi, maybe just Flatbush is best.

New Apartment Variance

I'm only slightly interested myself, but I thought it might be interesting to note how this works...

An org called Community Options wants to turn an apartment on Woodruff, tween Flat and Ocean, into a home for two developmentally disabled people. They can't just do it without a hearing, so the Community Board (14 in this case) sets one up so that people can come and comment.

Personally I see no reason why a single apartment can't be used for such a noble purpose and granting some dignity and self-sufficiency to a couple of challenged adults. It's interesting, however, that Woodruff has quite a number of buildings dedicated to social services. I know that there was an effort to thwart their proliferation on the block many years back, but the effort fell short, and there's been a bit of wary tension ever since. Two of the bigger buildings are owned by Moses Fried, he of the disaster taking shape at 225 Parkside. It would seem logical that his strategy at 225 is to also lease to a social service agency, since his idea of a long-stay hotel is not likely to be a viable "legal" option, and we'll certainly do our best to keep him honest.

Here's the posting from CB14:

POTENTIAL COMMUNITY RESIDENCE

Community Options, Inc. and the New York State Office For People With Developmental Disabilities (OPWDD) have submitted an application a for a potential Community Residence to be located at 161-65 Woodruff Avenue, Apt. 2D, between East 21st Street and Clarkson/Flatbush Avenues within Community District 14 in compliance with Section 41.34(e)(2) of the New York State Mental Hygiene Law. The proposed apartment a.k.a. Individualized Residential Alternative (IRA) for up to two individuals with developmental disabilities will be adjacent to one of three IRAs already existing at this address. The agency will provide recreational activities and programs planned for evenings and weekends. Each person living in the residence will attend day work program weekdays. There will be supervisory and residential staff on duty at all times when consumers are at home.

8:00 PM – 161-65 Woodruff Avenue, Apt. 2D, between East 21st Street and Clarkson/Flatbush Avenues

Crime Blotter

Local crime-tracking duo Nicole Fabri and Vinnie Martinos once again put on their forensic gloves to create a geographically specific (it's called Sector C, or Charlie, for Lefferts) portion of the 71st Precinct. Feel free to add anything you know of that didn't get reported in this exercise, which involves going through the reports one by one to determine which are Leffertsian. I'm curious why we don't see all incidents of shooting. I'll ask. I suspect it's because someone must be hit in order to end up in Felony Assaults?

Autumn on Parkside

Man, every day my fellow East Caledonian Parksiders and I trudge the dreary walk from Mansoob's "Crips Corner" Deli to the Q at Parkside, past Popeyes', mysterious Parkside Court, the miserable Fried Hotel-to-Be, the chipper Yemeni's at Parkside Deli, the bickering "canners" of Pioneer...jeez louise I've blogged about nearly every step of that 107 stride walk haven't I? Oh, except I haven't posted about the always loiter-lively "225 Parkside." So here...how about a $500 share in 225 Parkside? Just listed! Golly, if I were a single woman I'd jump at that one! I didn't even know you could get a room for $500 anymore...

There! Now I've blogged the whole damn walk. Whew...feeling tired now. And yet...

The above photo is of the remarkably hearty blooms on a rose bush in the "landscaped" strip next to our beloved Popeye's Fried Chicken. As I stooped to sniff a bloom, I was overwhelmed by the fearsome fried chicken smell being burped onto the sidewalk by the "marketing" exhaust fan. Which instantly reminded me of that passage in the book FAST FOOD NATION about New Jersey based companies that try to reintroduce flavor and odors into processed foods that have been dried, frozen and churned so many times they no longer have the taste and sniff of their once delicious selves. And so companies like the mammoth International Flavors and Fragrances have to artificially create the sensation that we come to know and love as "food." If you gotta minute, click that IF&F link. It's really creepy...

But taking a step back from self-righteousness...don't you think it's the Popeye's fragrance that's making them roses pop like that?

O No! SoCro Goes So NoCro on Fra So of EPW.

Translation: The rebirth of Franklin Avenue north of Eastern Parkway West (EPW - nice, right?) has meant sky-high rents in both residential and commercial spaces. So, naturally, the trend moves south of EP to the less yuppified SoCro. Now, I know all these terms are absurd. They ALL are. I guess since shorthand is no  longer a requirement for today's secretarial pool, I think we're all looking for more modern time-savers, in this oh so hectic world. Such busy lives! Answering email! Getting coffee! Taking care of THE KIDS! (um, you always had to take care of the kids. that one is not new y'all). Working!! (yep, always had to do that too). Church! (wait, most of us took that one out). Doing chores! (now you're just whining).

I'm ready for Carroll Gardens to become CarGa, Boerum Hill BoHi and Bedford-Stuyvesant Bed-Stuy. Actually, it's already called that, so let's shorten it a bit more to just BeSt. I've already predicted that East New York become ENY (pronouced eenie) and Mill Basin MilBa. Sheepshead Bay? SheBa of course. Brighton Beach? BriBe. It's my blog. I can do this all night...

First up in the new biz department, a place sure to keep waistlines bulging and the species procreating called Butter and Scotch. Basically you can get shitfaced and then shove your pie hole full of pie. And therefore, my prediction? Huge hit. The gals already have a big following and they seem to have that quirky Brooklyn sense of humor thing down. They're calling it Brooklyn's First Artisanal Dessert and Craft Cocktail Bar.

Founded by Keavy of Kumquat Cupcakery and Allison of First Prize Pies, Butter & Scotch will have an emphasis on seasonal ingredients and the interplay between the bar and pastry kitchen, Butter & Scotch will be exciting, welcoming, and most of all, fun! They plan to open in October or so, but in the meantime you can find them at Smorgasburg market every weekend.

Names that didn't make the cut: Bourbon 'n' Buns; Plastered Pastries; Liquor the Batter

But then SoCro already has the delightful bakery down, in Lady Charles. Karen Charles has been eliciting oohs and ahhs and mmmmm it's positively sinfuls for a year now. Up 241 Rogers at Carroll, the joint is spiffy and colorful, next to an attractive wedding apparel joint called Pantora (below the below), run by a (gasp) 24 year old entrepreneur named Andrea Pitter.

Andrea Pitter of Pantora (pic by CC Woodby)
And longtime fave from above the Parkway and one of the early gentry entries along now-fully bourgie Franklin Avenue OWL AND THISTLE has moved to SoCro (no really, I promise I'll stop). Rents meant you can't run a store like this, with it's curated knick-knacks under the subtitle "General Store" and expect to make a profit on six or eight grand a month in rent.

Oh, and there's a bar opening on 225 Rogers by a dude named Chris Buckley. This joint anticipates the large apartment. building going up where the church used to was.

So much commerce. So many calories. So much alcohol. So many marriages. So little time.

News From the North

Just the other side of Empire Boulevard, things are hopping. You've heard of the takeover of Tivoli Towers. You've heard the coming of Walgreens taking over for the old laundromat. You've seen the raucous opening of Checkers. You've noted the coming of the TD Bank on Bedford. You heard how the Feds busted up the infamous gang Six Tre Outlaw Gangsta Disciples Folk Nation of the Ebbets Apartments (NOT a housing project, we're reminded repeatedly).  You've heard of the battle for the restoration of the Bedford-Union Armory. You saw the Sea Crest Linen site get sold for residential development. You've smelled the Spice Factory on lower Franklin, and heard about the coming the spiritual holistic health restaurant Mountain coming to the old Chinese Food place next to the Associated on same. You've seen a new developer tear down a century-old church (St. Ignatius) on Rogers at Carroll to make way for a new apartment building. Stuff is coming to the southside of EP and Bedford, and Bedford at Empire. Breath is baited.

What more you ask? Just last night I met a guy named Chris Buckley who's opening up a Tavern at Rogers and Union to be called "The Branch Office." 225 Rogers to be exact (see site below - not Bambi, the place next door). I like the name Bambi, though one hopes the end of the movie is not a harbinger. Such a poetic thing that ending!

Buckley owns another newcomer friendly joint in the Stuy

Probably a good business move, this Branch Office, seeing the dearth of such joints south of Eastern Parkway. The church wouldn't have brought a lot of biz but the new apartment building a block away undoubtedly will. Though I do recall an article about alcoholism and priests. I suspect, however, that kind of drinking happens in the rectory, alone, late at night. Poetic, yes?

And that long moribund apartment building near the Jackie Robinson elementary school, stalled since 2008ish, has sprung back to life. On Sullivan I believe. Not really very poetic, but serviceable.

Clearly they waited til just the right time to get this one open

What else. Oh yeah, riding by it the TD Bank (a Canadian corp don't ya know, eh?) went up so quickly once they started I'd say they have it down to a science. The sign's up. I bet they're operational by Fall. Folks say we needed a financial institution near North Lefferts. And God said, Let There Be Bank!

TD Bank. Say it three times fast, and it sounds like a strip joint.

I'm Not Half The Train I Used to Be

Yes, it's true. The Q at Parkside has become more of a monorail, serving just one direction (towards Coney Island). It will be awhile folks, so get used to it. Anyone Parkside south is best served by the Caton entrance of the Church stop on the B/Q. Anyone Winthrop and up, probably best to walk to Prospect Park station. You know this of course; unless you don't. In which case, now you do.

It will all be worth it in the end. The Q at Parkside (the blog) appreciates your patience.

In the meantime, how about those new stores opening up on the Flabenue? Like next to Kreations, an "exotic intimate apparel shop" (near my fave pile of tree-pit garbage, which, due to constant complaining by the Q, I can confidently say that the management at 225 Parkside has finally been given notice that it's THEIR responsibility and has started cleaning it up fairly regularly). That's right. Exotic! Intimate! Apparel! (actually the apparel probably doesn't deserve an exclamation point). Given some of the blush-inducing sexy outfits regularly seen around these parts that AREN'T "intimate" I think we're all on pins and needles to see what this shop has in store (literally, in the store.)

And the new joint opening in the old Dork Klub spot? An honest to goodness Atticus Finch by the name of Joyce B. David. Here's her deets:

Joyce B. David, Esq., P.C.
664 Flatbush Avenue
Brooklyn, N.Y.,  11225

I'd like to make some sort of witty connection between the intimate apparel shop and a criminal defense lawyer but I came up with nothing. Joyce was kind enough to send me a shout out, and I'm shouting back: "Hey Joyce!! Good luck with your shingle hanging!"

Joyce, btw, wrote a book brilliantly titled What You Should Know If You're Accused of a Crime (Shut up and call a lawyer!) Of course, by giving away the ending in the title, she probably cut her sales in half. And she was the first woman president of the Kings County Criminal Bar Association, if Google is telling the truth. And if google isn't telling the truth, does it even matter what the truth is?

Dead Street Tree Log

The Q is compiling a list of dead street trees to present to Community Board 9 for replanting. I can't guarantee they will get to them THIS fall, but if we have a list that we can use to hold Brooklyn Forestry's feet to the fire we should be able to gauge progress. I know that I didn't get everything so help me out by commenting with trees I've missed. It'll be like a "wiki" thang, and I'll add your tree to the list before submitting it on July 1. And if you want to tell me about trees in Caledonia (CB14) or above Empire (Crown Heights) please do! I also know there's a bunch of dead trees on Lenox. I'm hoping someone will come forward to present CB14 with the same sort of list. I'm sure Shawn Campbell, district manager, will be glad to have the info all in one place. If you want to be that person, just shoot me an email and I'll make the introduction.

Here's what I got from tooling around on my bike over the past couple weeks:

DEAD TREES EMPIRE TO CLARKSON CB9
224 Empire Blvd
229 Empire Blvd (2 trees dead)
408 Sterling Street
Sterling & Washington, NE Corner
456 Brooklyn (Empire/Sterling)
Sterling & Bedford, SE Corner
57 Lefferts Blvd
1783 & 1793 Bedford (Sterling/Lefferts)
Lincoln Road at Ocean (we already got these on the docket)
166 Rutland
45 Hawthorne
56 Winthrop
44 Winthrop
96 Winthrop (across the street!)
105 Winthrop
225 Parkside (one of the two new trees didn't make it)
566 Parkside (across the street!)
601 Parkside (three alongside school near Rogers)
161 Clarkson

And notably, there are no street trees on Rogers (Lincoln/Lefferts) and almost none on Fenimore (Rogers to Nostrand). An enterprising resident might consider requesting a whole street full of trees, as we did here on Clarkson. It can make a big, big difference in lots of ways.

So...help me fill in the blanks!

Fast and Furious

Thanks again to Rachel at DNA Info for this scoop. The parking lot at 227 Clarkson that I just photographed the other day has been purchased for $1.35 million with more than 11,000 buildable square feet. For condos, apparently.

227 Clarkson near Rogers (pic by Rachel Holliday-Smith0
In the article, Rachel quotes the broker as saying it “affirms [his] belief” that Prospect-Lefferts Gardens is “the next big neighborhood in Brooklyn. As of late, larger scale condo and rental development projects have been popping up throughout Prospect-Lefferts Gardens granting the area a lot of continuous attention from investors and developers.”

I better start baking pies for all my new neighbors moving in over the next couple years.

Also the new bar up on Rogers - Branch Ofc - opens tonight. It's right by the giant church that was torn down to make way for a large new condo building. 225 Rogers. Here's the Brownstoner bit. (What you think I should go over myself? I'm working for chrisakes! This is my lunch break!)

Parkside Medical Reclaims Dignity

One of the Q's pet peeves for some time has been the blatant inaccuracy of the names on an awning that I pass on my daily commute to the Q at Parkside. There's a western entrance to 225 Parkside that's home to a small medical suite. Recently we noticed the awning had gotten a makeover, and presumably reflects the actual doctors in residence:

The Q stopped in awhile back in a panic looking for a dentist. My then-current DDS was a total quack over in Park Slope, and I was experiencing a bit of, shall we say in polite company, discomfort. I inquired within about a dentist who was listed on the sign by the name of Carole Germain, and was told that she hadn't practiced there in years. Turns out she'd moved to Nostrand near Clarkson, and because I liked her name and figured "how bad can a lady dentist be anyway?" the rest is dental history. I like Carole Germain a lot, and now the whole family goes, since she takes our lame-o dental plan. (yes, yes, I'm grateful for coverage at all, trust me.) As for the ol' sign, it wasn't accurate about other names as well, leading me to make some inferences about the practice there-in. Let me elaborate thusly...

Note to doctors: we entrust you with a great deal more than our insurance cards, cash or medical secrets. Please do your best to keep your offices clean, fairly well painted, bathrooms tidy, your awnings true, and those lab test specimen mail boxes working properly and not rusted-through with locks a-plundered hanging open creaking in the wind. Those small things really don't inspire confidence in your abilities, though perhaps we're naive to expect much from doctors at all these days. Marcus Welby, MD was cancelled back in 1976.

Caton Market Closing? - Apparently Not

What's the story at the Flatbush Caton Market? Many of the vendors moved outside, back to the parking lot, the very situation that the indoor market was meant to end, years ago. Frankly, the Mall is so poorly used and trafficked that I'll bet a lot of the vendors WISH they were still out doors, like before the Market was built. Read about its history here:

But lest you think they're tearing down the brightly colored market, this just in (post it and they will come!):

THIS UPDATE FROM A TRUSTED INSIDER:
The roof on Caton Market has been leaking for some time.  The funds for repairs come from Eugene.  The work was scheduled to begin originally in late 2012, but kept getting pushed back.  It began in June, and is scheduled to last much of the summer.  The tents are meant to provide temporary spaces for the displaced vendors.  The funds for the tents also come via Eugene.*

Then of course there's the White Whale to my inner Ahab - the tree pit next to the alley on Flatbush, behind the Great Whale of a Building at 225 Parkside. This pit is the pits, and every time we clean it up it goes right back. Someone's leaving their personal garbage here, which leads to a massive trashy pig pile. That someone's the first on Q's crumb list, last on his crumb list, and every crumb in between! For shame!

*The Eugene referred to here is Councilman Mathieu Eugene, not Levy, Debs or O'Neil as you might have supposed.

Big City Bullies

One of the 100 Worst Landlords in NYC, in Kindergarten
It should come as no surprise that more and more landlords are getting aggressive about dumping rent-stabilized tenants from their rent rolls. The latest lawsuit with teeth is hitting Empire Holdings, which owns (among others)

Here's what Legal Services is saying:
October 13, 2016, BROOKLYN, N.Y.—Legal Services NYC’s Brooklyn program today filed a lawsuit on behalf of twelve low-income, longtime tenants facing eviction because they cannot afford the exorbitant rent increases that their landlord, Empire Holdings L.P., is illegally demanding from them. The tenants, mostly seniors, are supported by IMPACCT Brooklyn (formerly known as Pratt Area Community Council).

And Public Advocate Leticia James just came out with her 100 worst landlords list. You can search for you building on her site. I'm going to print all their names below so there's one more place that they might show up on the internet in connection with their miserable loathsomeness.
