Off topic but somewhat related rental news, the Lincoln Park Tavern space is on the market asking $12,000 a month. Such a shame to lose the only watering hole in the neighborhood. One step forward, two steps back for our neighborhood :(

Anon@2:23.. interesting but not all that surprising though. I wouldn't jump to the conclusion that its going dark. The listing advertises the liquor license and talks about key money, which means they are looking for another restaurant/bar to take over the space. But I wouldn't be surprised if there some big changes and LPT becomes something else.

Lincoln Park Tavern is most certainly NOT the only watering hole in the neighborhood! How short sighted.

Hopefully someone will take over and will have an improved second attempt at a bar, much like Tugboat is a huge improvement over K-Dog & Blue Roostey.

I LOVE the idea that the future of the LPT space is somehow off-topic. Not nearly. This house at 125 Maple is owned by Rong Ge, the landlady of the building that houses LPT. So I would have to say it's pretty much all in the family.

I don't think it's really any of my/our business what's driving her to rent the house, and what's the point of her retaining access to small space with a bathroom in the bottom of this house, as was told me by someone who visited the open house. It's getting very Peyton/Melrose Place around here!

The garage is not mentioned (nor is the basement studio space and one of the bedrooms on the top floor) because the owner is retaining them for her own use - the tenants will not have access to any of those. An uncomfortable cohabitation, to say the least.

Wait, I get to pay $7000 a month to share the house with the landlord, and not even get to use the garage? It's a beautiful house, but come on. Good luck finding a tenant (especially one with that kind of budget) to go for that. Anybody that can pay that much a month is not going to want to deal with alternate side.

I actually wonder if folks paying $7K a month want to do without central air. But I don't know what people who will pay $7k in rent think in general.

I wonder what WOULD be a reasonable price to pay for this, given the beauty of the house, the relative non-Wall-Street type-ness of the neighborhood, and the nosy neighbor?

I'm thinking $5K and it starts to look pretty attractive, right? $5.5K? C'mon Snob...work with me here!

For a few grand the owner could easily put a mini-split A/C system in there and hide the outdoor unit on the roof... If you're charging $7 g's a month in rent that's the least they could do...

A similarly-sized place on the corner of Rutland and Flatbush rented to a group of hipster-ish 20-somethings a couple years ago for $5700/mo. And it included the garage and basement! I'd say that's about the right price, no more than $6k. Renovated floor-throughs in the houses around lefferts manor are going for $1800-2000. If this place had no shared space and the garage included, and a/c to boot, $7K would be fair. Is the tenant going to be expected to pay for the heat? Because that adds another couple hundred a month on a place with three exposures.

I love our neighborhood, but you've got to be a realist: anyone who can pay $7K in rent (which is the approximate nut on a million dollar mortgage) is going to want to live in Prospect Heights or Park Slope over PLG, even if it means a slightly tighter squeeze.

I'd have to say the rental market is much different today than it was four or five years ago, which is about when that house rented (ditto for sales), and this house is worth $7,000, provided you got the entire place and the garage. Also anyone with merely a $1 million mortgage is probably priced out of Park Slope and Prospect Heights as well, unless they're putting down a lot of cash.
