Loyal readers will complain I've gone too much off course with this one. Not given the current rumblings in our neighborhood about rezoning. It is, in lurid detail, a wonderful example of creative use of the R6 zoning without contextual anything. Steve Smith of YIMBY explains how they did it.

i don't think it's off course. it's flatbush, after all, and closer to the Parkside Q than one would think
Hudson is about to take over Nostrand to New York Aves on Clarkson. Crazy. Brownstoner keeps calling is East Flatbush, but I think of that block as PLG. Whatevs.
Gotta say though, the design is WAY better than 626 flatbush.
Don't worry, the realtors will call it PLG and not Flatbush.
